Flat Fee Listing in Lakewood Ranch, FL: Sell Your Village Home on Stellar MLS
List your Lakewood Ranch home on Stellar MLS with a licensed Florida broker for one flat listing fee instead of a percentage. Nothing is due upfront; the fee is paid at closing.
This page is for Lakewood Ranch homeowners who want their home on the MLS with a licensed broker behind it, without handing over a percentage of the sale price to list it. That includes original owners in Summerfield and Greenbrook, golf families in the Country Club, retirees in Del Webb and Cresswind, and owners who bought new in Waterside or Star Farms a few years ago and are ready to move.
A flat fee listing means one flat listing fee instead of a percentage. Your home goes on Stellar MLS, the MLS that Manatee and Sarasota agents use, and syndicates to the major home search sites. Nothing is due upfront, and the listing fee is paid at closing. Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty, handles pricing, paperwork and negotiation.
Lakewood Ranch Real Estate Market Update
Lakewood Ranch resales are in a balanced market. The median sale price was $590,000 in September, down about 4% from a year earlier, with 588 homes sold and roughly 2.7 months of supply (Houzeo, Stellar MLS data, Sep 2026). Homes are closing at about 97% of list price, and in July about 37% of homes sold had at least one price drop (Redfin, Jul 2026).
Days on market depend on how you measure. Redfin reported a median of 44 days in July, down from 73 a year earlier, while Houzeo’s September figure was 105 days (Redfin, Jul 2026; Houzeo, Sep 2026). Either way, a well-priced home sells, and an overpriced one sits next to a model home with incentives.
| Measure | Lakewood Ranch | Source |
|---|---|---|

| Year-over-year change in median price | -4.1% | Houzeo (Stellar MLS data), Sep 2026 |
| Median days on market | 44 days | Redfin, Jul 2026 |
| Months of supply | 2.7 months | Houzeo (Stellar MLS data), Sep 2026 |
| Sale-to-list price ratio | 97.2% | Houzeo (Stellar MLS data), Sep 2026 |
| Homes sold with a price drop | 37.0% | Redfin, Jul 2026 |
What a Flat Fee Means for a Lakewood Ranch Seller
| Example property | Example price | 3% commission | 6% commission |
|---|---|---|---|
| Newer home or townhome in Star Farms | $425,000 | $12,750 | $25,500 |
| Villa or single-family home in Del Webb | $525,000 | $15,750 | $31,500 |
| Established single-family home in Summerfield or Greenbrook | $590,000 | $17,700 | $35,400 |
| Lake-view home in Waterside | $850,000 | $25,500 | $51,000 |
| Golf-course home in the Country Club | $1,400,000 | $42,000 | $84,000 |
The table shows what a percentage listing commission costs at realistic Lakewood Ranch prices. With a flat fee listing, the listing side is one set fee, so it does not climb as your price climbs, which matters in a community where many homes sell above half a million. Buyer-agent compensation is a separate item. Since the 2024 NAR settlement it is negotiated case by case, and we will talk through your options before you list.
Lakewood Ranch Seller Issues Buyers Will Ask About
CDD assessments on the tax bill
Much of Lakewood Ranch sits inside a community development district. The older villages are covered by Lakewood Ranch CDDs 1, 2, 4, 5 and 6, which handle things like road maintenance, irrigation, gates and road landscaping, with finances run by the Inter-District Authority. CDD 1 covers Summerfield Park and Riverwalk, CDD 4 covers Greenbrook, and CDDs 2 and 6 cover Country Club areas (Your Observer, Aug 2022). Newer villages often have their own districts.
CDD charges show up as non-ad valorem lines on the November property tax bill. A debt portion repays the bonds that built roads, ponds and amenities and ends when the lot’s share is paid off; an operations portion continues and is re-set every year (Momentum Realty, Aug 2026). Buyers comparing two similar homes will see different tax bills because of this. Pull your last bill and ask the district whether any bond balance can be prepaid, so you can answer the question before it is asked.
HOA, master association and amenity fees
Many Lakewood Ranch neighborhoods have both an HOA and a CDD, and amenity-heavy villages add more. Published estimates put HOA dues around $200 to $600 or more a month depending on the village (Palm Paradise Realty, 2025). Esplanade and the Country Club have club structures buyers will want spelled out. Have your HOA name, current dues, any special assessments and the estoppel contact ready on day one.
Competing with new construction
Lakewood Ranch is still building. It logged 1,064 new-home contracts in the first half of 2026, second in the nation among master-planned communities, and more villages are coming in the southeast, including Pulte’s EverCreek and Taylor Morrison’s Esplanade at Cammaray (Sarasota Magazine, Jul 2026). Builders compete with warranties, upgrades, closing-cost help and rate buydowns (Gulf Coast Real Estate Group, Oct 2026).
Resale sellers win on what builders cannot offer: mature landscaping, finished upgrades, pools, window treatments, screened lanais, a better lot and a move-in date this month. Your price has to make sense next to the model down the road, not just next to last spring’s comps.
Flooding and stormwater after Debby
Tropical Storm Debby in August 2024 dropped more than 16 inches of rain on the Lakewood Ranch area. Homes flooded in Summerfield Woods, the Bluffs and River Club, and Star Farms saw street flooding (Your Observer, Feb 2025). Some flooded homes along the Braden River were in Flood Zone X, an area that does not typically require flood insurance (WWSB ABC7/mysuncoast.com, Aug 2024). Manatee County’s independent study found rainfall runoff, not the Lake Manatee dam release, was the main cause (Your Observer, Feb 2025).
Buyers now ask about elevation, flood zone, insurance and whether a house took water. If yours stayed dry, say so and show the elevation certificate. If it flooded, gather repair records and insurance paperwork, and talk to a Florida real estate attorney about disclosure.
Getting a Lakewood Ranch Home Ready to Sell
- Pull your latest tax bill and note every CDD and non-ad valorem line, plus any bond payoff figure from the district.
- Gather HOA and club documents: dues, rules, special assessments, gate and amenity access details.
- Find your elevation certificate, flood zone and current wind and flood insurance quotes.
- Service the AC and pool equipment, and have receipts ready. Newer homes may still have transferable builder or system warranties.
- Touch up builder-grade paint, clean grout and pressure-wash the driveway, pavers and lanai.
- Trim landscaping so the home looks settled, which is the edge a resale has over a new build.
- Check the HOA’s rules on signs, lockboxes and open houses before photos go up.
- Confirm whether your lot is on the Manatee or Sarasota side, since it changes the tax bill, schools and closing customs.

Who Is Buying in Lakewood Ranch
Lakewood Ranch has held the title of top-selling multigenerational master-planned community for eight straight years, and it now covers about 53 square miles with more than 40 villages and over 80,000 residents (Sarasota Magazine, Jul 2026). That pulls in a wide buyer pool: families relocating from the Northeast and Midwest, retirees choosing between Del Webb, Cresswind and the golf villages, and local move-up buyers leaving Bradenton or Sarasota.
Many of these buyers tour model homes first. They know what a new build costs with incentives, and they come to resales looking for a better lot, a pool, or a lower all-in monthly number once CDD and HOA fees are counted.

Lakewood Ranch Closing Costs for Sellers
- Doc stamps on the deed: $0.70 per $100 of the sale price. On a $590,000 sale, that is $4,130.
- Owner’s title policy: Lakewood Ranch spans two counties with opposite customs. In Manatee County the seller customarily pays for the owner’s title policy and picks the closing agent; in Sarasota County the buyer customarily pays and picks (Barnes Walker, 2026). These are customs, not laws, and the contract can say otherwise.
- Prorated property taxes: taxes, including CDD lines on the tax bill, are prorated through the day before closing.
- HOA and club estoppel letters: customarily paid by the seller, and some villages have more than one association.
- Municipal lien search: customarily paid by the seller in both counties (Barnes Walker, 2026).
- CDD bond payoff: optional. Some buyers negotiate for the seller to prepay the remaining debt portion.

Pricing Strategy for Lakewood Ranch Homes
Price against two markets at once: recent resales in your village and the new homes buyers can tour the same weekend. With about 2.7 months of supply and homes closing near 97% of list (Houzeo, Sep 2026), there is room to sell, but not room to overshoot. Lead with the things a builder cannot match, like a pool, a preserve or lake lot, mature landscaping and finished upgrades, and be upfront about total monthly cost, including CDD and HOA.
The first two weeks matter most. If showings are light, adjust early instead of joining the roughly one in three homes that sell after a price drop (Redfin, Jul 2026). Compare nearby markets in Manatee County and Sarasota County.
Best Time to Sell in Lakewood Ranch
Spring and fall are the most active selling seasons in Lakewood Ranch (Gulf Coast Real Estate Group, Oct 2026). Listing between January and April catches seasonal residents and relocating retirees who are in town and touring, while families relocating for the school year shop in late winter and spring so they can close by summer. Summer brings fewer buyers and storm-season insurance questions, so if you list then, have your elevation and insurance details ready.
Lakewood Ranch Flat Fee Listing FAQ
Which MLS will my Lakewood Ranch home be listed on?
Your home goes on Stellar MLS, the MLS used by agents across Manatee and Sarasota counties. From there it syndicates to the major home search sites, so buyers and their agents see it the same way they see any other listing.
Who pays for the owner’s title policy when I sell in Lakewood Ranch?
It depends on which side of the county line your home sits. In Manatee County the seller customarily pays for the owner’s title policy, while in Sarasota County the buyer customarily pays. These are customs, not laws, so the purchase contract controls.
How do I explain my CDD assessment to buyers?
Bring your latest tax bill and point to the CDD lines, which are collected as non-ad valorem assessments. Separate the debt portion, which ends when the bonds are paid, from the yearly operations portion, and ask your district whether any bond balance can be prepaid.
Can my resale compete with new construction in Lakewood Ranch?
Yes, if it is priced with builder inventory in mind. Builders offer incentives, but resales offer mature landscaping, finished upgrades, pools and an immediate move-in date, which many buyers value once they compare total cost.
Will buyers ask whether my home flooded during Debby?
Many will, especially near the Braden River, since some flooded homes there were in Flood Zone X. Have your elevation certificate, insurance details and any repair records ready, and talk to a Florida real estate attorney about what you need to disclose.
