Quick answer: A flat fee listing in Volusia County puts your Daytona Beach, Deltona, DeLand, Port Orange, Ormond Beach or New Smyrna Beach home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You keep full MLS exposure, syndication to Zillow, Realtor.com and Redfin, professional photos, and pricing, offer and contract help from a licensed Florida broker.

Volusia County stretches from the Atlantic beaches of Ormond Beach, Daytona Beach and New Smyrna Beach west across the Halifax River and Interstate 95 to the St. Johns River towns of DeLand, DeBary and Deltona. It is really two housing markets in one county. East Volusia is beachside condos, riverfront homes, older block ranches and newer master-planned communities west of I-95. West Volusia is suburban and rural, with Deltona’s large single-family neighborhoods, historic DeLand, the SunRail-connected city of DeBary, and acreage around Pierson, Seville and Osteen. A good listing strategy here starts with knowing which of those markets your home competes in.

I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list homes on Stellar MLS, the multiple listing service shared by agents from Tampa Bay to Orlando and, in Volusia County, by the West Volusia Association of Realtors and the New Smyrna Beach Board of Realtors. A flat fee MLS Volusia County listing gives your home the same MLS reach and online syndication as a full-commission listing while letting you keep more of your equity. If you are thinking “I want to sell my house in Daytona Beach without giving up a full percentage,” this page explains how it works and what local sellers should plan for. You can also read the flat fee listing hub for an overview of the program.

Which MLS covers Volusia County homes?

This is a fair question in Volusia because the county has more than one Realtor organization. The West Volusia Association of Realtors and the New Smyrna Beach Board of Realtors are both shareholders in Stellar MLS, the largest MLS in Florida. The Daytona Beach Area Association of Realtors operates its own MLS and lists Stellar MLS among its reciprocal partners for Central Florida, and it also takes part in a separate regional data share along the northeast coast. In practical terms, a Stellar MLS listing reaches agents in Deltona, DeLand, DeBary, Orange City, New Smyrna Beach and Edgewater directly, along with the large pool of Orlando-area and Tampa Bay agents who send buyers to the coast, and it feeds the national home search websites where most buyers start.

For a Daytona Beach, Ormond Beach or Port Orange seller, that matters because a large share of beachside and second-home buyers come from Orlando, Seminole County and out of state. Those buyers and their agents search Stellar MLS and the consumer portals, not just the local board’s system. I will talk you through the reach of your listing before we go live, so you know exactly where buyers will see it.

What is the Volusia County housing market like in 2026?

Like most of coastal Florida, Volusia has moved from the multiple-offer market of 2021 and 2022 to a more balanced one. Inventory has built up, homes take longer to sell than they did a few years ago, and buyers are more willing to negotiate on price, repairs and closing cost credits. The change is uneven across the county, and it shows up most clearly by property type.

Because the county mixes such different property types, county-wide averages can mislead. A beachside condo with a pending special assessment and a three-year-old Deltona pool home are not in the same market, even if their prices are similar. I price every listing from recent closed and pending Stellar MLS sales near your address, adjusted for condition, flood zone, roof age, association fees and water access. To get a starting point before we talk, try the free home value estimate, then we refine it with local comparable sales.

How much can a flat fee listing save on a Volusia County sale?

Commissions in Florida are always negotiable, but many sellers have historically paid 5% to 6% in total, often split between the listing brokerage and the buyer’s brokerage. Here is a simple illustration using a $350,000 sale, a price point that covers plenty of Deltona, Port Orange and DeLand homes. A 6% total commission would be $21,000. The listing side alone at 3% would be $10,500, and at 2.5% it would be $8,750. With a flat fee listing you pay one flat listing fee for the listing side instead, and it does not rise as your price rises.

Example: $350,000 saleListing-side costNotes
Traditional listing at 3%$10,500Grows with the sale price
Traditional listing at 2.5%$8,750Still tied to the sale price
Flat fee listingOne flat listing feeSame fee whether you sell for $250,000 or $750,000; request a quote
Buyer’s agent compensationYour decisionNegotiated separately; not advertised on the MLS

The savings grow on higher-priced Volusia properties. On an $800,000 riverfront home in Ormond Beach or a beachside home in New Smyrna Beach, a 3% listing side would be $24,000, while a flat fee listing stays one flat listing fee. Under the 2024 National Association of Realtors settlement rules, buyer agent compensation is no longer shown on the MLS. You decide whether to offer anything to a buyer’s agent, and buyers can ask for it in their offer. Our guide on who pays the buyer’s agent in Florida explains your options, and the seller net sheet lets you estimate what you would walk away with.

Volusia County property types we list

Beachside and oceanfront condos

From Ormond-by-the-Sea through Daytona Beach and Daytona Beach Shores to Wilbur-by-the-Sea and New Smyrna Beach, the barrier island is lined with condominium towers and low-rise buildings, many built in the 1970s and 1980s. These listings need more than nice photos. Buyers and their lenders will ask for the association’s milestone inspection status, the structural integrity reserve study (SIRS), the current budget and reserves, any special assessments approved or under discussion, the master insurance policy, rental restrictions, and pet rules. I help you gather the condo documents early so they are ready when an offer comes in, which reduces the chance of a buyer walking away during the review period.

Riverfront and canal homes

The Halifax River runs behind Ormond Beach, Holly Hill, Daytona Beach, South Daytona and Port Orange, and the Indian River North and Mosquito Lagoon border New Smyrna Beach, Edgewater and Oak Hill. Spruce Creek and the Tomoka River add more water frontage, and the St. Johns River and its lakes border DeBary, Deltona, DeLand and Astor on the west side. Waterfront listings should spell out water depth where known, bridge clearances, dock and lift details, seawall condition and age, and any permits. Those details answer the first questions a boating buyer will ask.

Single-family homes in Deltona, DeBary and Orange City

Deltona is the largest city in Volusia County by population and is mostly single-family homes on quarter-acre lots, many built from the 1960s through the 2000s, with a mix of central sewer and septic systems. DeBary and Orange City offer newer subdivisions, some golf and lake communities, and quick access to Interstate 4 and the SunRail station in DeBary. Buyers here are often comparing your home with a dozen others at similar prices, so condition, roof age, HVAC age and clean, bright photos make the difference.

Master-planned and 55+ communities

Newer communities west of I-95 near LPGA Boulevard, Port Orange and New Smyrna Beach have brought thousands of new homes to east Volusia in recent years, including age-restricted neighborhoods aimed at retirees. Resale homes in these communities compete with the builder’s current inventory, so we highlight what you have that a new home does not: finished landscaping, window treatments, upgrades already installed, and a closing date that does not depend on a construction schedule. We also list HOA dues, any community development district (CDD) assessment, and age-restriction rules clearly.

Spruce Creek and golf communities

Spruce Creek, south of Daytona Beach near Port Orange, is a gated fly-in community where many homes have hangars and taxiway access to a private airfield. Volusia also has a number of golf communities around Ormond Beach, Port Orange, DeLand and DeBary. These buyers are specific about what they want, and the listing has to describe hangar size, taxiway access, golf membership requirements and association rules accurately.

Historic homes in DeLand and the beachside

DeLand, the county seat and home of Stetson University, has a walkable downtown and neighborhoods of early twentieth-century bungalows and Victorian homes. Older beachside neighborhoods in Daytona Beach and New Smyrna Beach have their own vintage cottages. Buyers love the character but will ask about roof age, electrical panels, plumbing material, foundation work and historic district review for exterior changes.

Rural land, manufactured homes and fern country

Northwest Volusia around Pierson and Seville is known for fern growing, and the area west and south of Deltona toward Osteen and Enterprise, along with Oak Hill in the southeast, still has acreage, horse property and manufactured homes. For these listings we document acreage and parcel numbers, zoning and future land use, well and septic details, outbuildings, fencing, whether a manufactured home sits on owned land, and any agricultural classification on the tax roll. Clear documentation helps buyers get financing and keeps appraisals on track.

How a flat fee listing works in Volusia County

  1. Request a quote. Tell me about your home, whether it is a condo, single-family home, waterfront property or land, and your timeline. You can start with a home value estimate.
  2. Pricing review. I pull recent Stellar MLS sales near you, adjust for flood zone, roof age, association fees and water access, and we agree on a list price strategy.
  3. Gather documents. Condo questionnaire, budget, SIRS and milestone inspection status for condos; HOA or CDD details; permits, wind mitigation and four-point reports; flood and storm repair history; septic records where relevant.
  4. Photos and listing prep. Professional photos and a written description that tells buyers what makes your home and your part of Volusia worth seeing.
  5. Go live on Stellar MLS. Your home appears to agents across Central Florida and syndicates to Zillow, Realtor.com, Redfin and other sites.
  6. Showings and offers. You or a showing service handle access. I help you review offers, counteroffers and any buyer agent compensation request.
  7. Contract to close. I help with inspections, appraisal, condo approval and title questions and coordinate with the title company until closing, when the flat listing fee is paid.

Selling by owner can work if you already have a buyer, such as a neighbor or a tenant. But most Volusia buyers, especially those relocating from Orlando or out of state, find homes through MLS-fed websites and their agents. Our article on flat fee MLS vs. FSBO in Florida walks through the trade-offs.

Volusia County closing costs for sellers

If you have a homestead exemption, the buyer’s tax bill will be recalculated after the sale, which can be a surprise for buyers. Your Save Our Homes benefit may be portable to your next Florida home if you apply on time. The Volusia County Property Appraiser’s office can explain portability and your exemption history.

When is the best time to list a home in Volusia County?

Volusia sees buyers year-round, but the pattern differs east and west. On the beachside, winter and early spring bring seasonal residents and snowbirds who shop for condos and second homes in person, so January through April is often the strongest window for condos in Daytona Beach Shores, Ormond Beach and New Smyrna Beach. In West Volusia, spring and early summer are busy with families who want to move before the school year. Late summer and early fall overlap with hurricane season, and some buyers pause; insurance binding can also be suspended when a storm threatens. Large events such as Speedweeks, Bike Week in March and Biketoberfest in October affect traffic and availability around Daytona. If your home is ready, a well-priced listing can sell in any month, and we will time your launch around your goals rather than the calendar.

Volusia County Flat Fee Listing FAQ

How does a flat fee listing work in Volusia County?

You pay one flat listing fee instead of a percentage commission to list your Volusia County home on Stellar MLS. Nothing is due upfront; the fee is paid at closing. Your listing syndicates to Zillow, Realtor.com and Redfin, and you get professional photos, pricing help and offer and contract support from a licensed Florida broker.

Which MLS will my Volusia County home be on?

Your home will be listed on Stellar MLS, the MLS used by the West Volusia Association of Realtors and the New Smyrna Beach Board of Realtors and by agents throughout the Orlando and Tampa Bay regions. The Daytona Beach board runs its own MLS and lists Stellar as a reciprocal partner, and Stellar listings feed the major home search websites.

How much does a flat fee listing cost in Volusia County?

It is one flat listing fee for the listing side, quoted for your property, rather than a percentage of the sale price. Nothing is due upfront; the fee is paid at closing. Any compensation you choose to offer a buyer’s agent is separate and entirely your decision. Use the form on this page to request a quote.

Can I sell a beachside condo in Daytona Beach Shores with a flat fee listing?

Yes. I list oceanfront and beachside condos from Ormond-by-the-Sea to New Smyrna Beach. We gather the association budget, reserves, structural integrity reserve study, milestone inspection status, insurance and any special assessments before going live, so buyers and lenders get answers quickly and the deal is less likely to fall apart during document review.

Do I have to pay the buyer’s agent?

No. Since the 2024 NAR settlement, buyer agent compensation is not shown on the MLS and is negotiated separately. You can offer nothing, a set amount, or a closing cost credit, or respond to what a buyer asks for in an offer. I will explain how each choice could affect showings and your net proceeds.

Do I have to disclose hurricane or flood damage when selling in Volusia?

Yes. Florida sellers must disclose known facts that materially affect value, and residential sellers must now disclose known flood damage and flood insurance claims. If your home took water or wind damage in Ian, Nicole or Milton, disclose it and share repair records and permits. Clear documentation builds buyer confidence and reduces disputes.

Do you list land and manufactured homes in West Volusia?

Yes. I list acreage, horse property, fern farms and manufactured homes around Pierson, Seville, Osteen, Enterprise and Oak Hill. We document acreage, parcel ID, zoning, well and septic details, outbuildings and whether a manufactured home sits on owned land, so buyers, lenders and appraisers have what they need.

What closing costs does a Volusia County seller usually pay?

Typical seller costs include Florida documentary stamp tax of 0.70% of the price, prorated property taxes, mortgage payoff, any HOA or condo estoppel fees and assessments, and title-related charges as set in the contract. Your flat listing fee is also paid at closing. Use the seller net sheet to estimate your proceeds.
