About Miromar Lakes
Miromar Development built Miromar Lakes as a resort-style community, and it has won NAHB Gold Awards for Community of the Year and Best Clubhouse. It has its own mailing address and ZIP code (33913), and some listings show a Fort Myers city name, but most buyers think of it as part of the greater Estero area.
Its location is a major selling point: Miromar Outlets, with more than 120 stores and restaurants, and the Miromar Design Center are next door, and Florida Gulf Coast University, Hertz Arena and Southwest Florida International Airport are minutes away.
The Lake & Beaches
The heart of the community is its 700-acre lake, often described as two connected bodies of water, Lake Como and Lake Maggiore. Unlike the Gulf, it is private, calm and free of tides, red tide and saltwater, which makes it ideal for boating, waterskiing, wakeboarding, paddleboarding and swimming from the community’s beaches. There are two marinas, and many lakefront homes have private docks.
The beach club side of the community centers on a 10,000-square-foot zero-edge infinity pool and the Blue Water Beach Grill.
Golf & the Club
The 18-hole Arthur Hills Signature Championship course plays from about 4,500 to 7,100 yards across six tee sets, with a full practice facility. The club is private, and buyers in the newest neighborhoods receive priority access to golf membership. Beyond golf there is a Golf Clubhouse and a Beach Clubhouse, several restaurants, a spa and fitness center, tennis, pickleball, bocce, a botanical park and concierge services.
Miromar Lakes Neighborhoods & Home Types
Miromar Lakes is a collection of neighborhoods with Italian names and Mediterranean architecture, including Bellini, Vivaldi, Sorrento, Siena, Villa d’Este, Verona Lago, Montebello, San Marino, Mirasol, Murano, Portofino and Cortona. Condo buildings such as Bellini offer roughly 2,300 to more than 3,000 square feet, often with elevators and lake or golf views, and are the most common entry point. Villas, single-family homes and custom lakefront estates make up the rest.

Miromar Lakes Market in 2026
The median sale price over the past 12 months was about $1.13 million, at about $433 per square foot — roughly double the Lee County average. There were about 31 active listings and 5 pending sales, homes sold for about 93.8% of asking price on average, and median days on market in 2026 was about 86, up from about 23 in 2023. Buyers have far more room to negotiate than they did a few years ago.
Fees, Storms & Insurance
Plan for several layers of cost: the master association, any neighborhood or condo association, club membership dues and initiation, any food and beverage minimum, property taxes and insurance. Because the club does not publish its current fee schedule, ask for the latest HOA statements and the club’s current membership sheet before you write an offer.
Miromar Lakes sits inland, east of I-75, and the developer says it is outside storm-surge zones. Lakefront homes still need a check of the FEMA flood zone and elevation, and newer construction with impact glass and modern roofs typically insures more affordably.
Selling a Home in Miromar Lakes
Miromar Lakes sellers compete on a narrower set of factors than most Estero-area communities. Water frontage on the main lake versus an interior lake or preserve view, beach and boat access, golf-course frontage, floor plan and the age of finishes all move price significantly. Two homes a few streets apart can sell for very different amounts, so pricing from closed sales in the same neighborhood within Miromar Lakes matters more than any online estimate.
Buyers here are often second-home and relocation buyers who shop during the winter season and compare Miromar Lakes against other lifestyle communities nearby. Strong photography of the lake, the beach club and the home’s outdoor living spaces does much of the selling before a buyer ever drives through the gate. Have your club membership details, association fees, roof and HVAC age, wind mitigation report and any flood information ready, because informed buyers will ask early.
Florida’s seller disclosure rules, including the flood disclosure required since October 1, 2025, apply here like anywhere else in the state. Our step-by-step guide on how to sell a house in Estero covers costs, disclosures and timing in detail, and the seller net sheet calculator estimates what you would walk away with.

Miromar Lakes Golf Club: Course History and How Membership Works
The Arthur Hills course at Miromar Lakes opened in 2001 (Golf Course Architecture, Nov 2017). In 2016 the club hired architect Drew Rogers to plan a renovation, and work began in the spring of 2017 with a target reopening of November 1, 2017 (Golf Course Architecture, Jun 2017). Every green was rebuilt with TifEagle surfaces, fairways were converted from 419 to Celebration bermudagrass, tees were releveled and realigned, and more than ten acres of turf were removed to cut water use (Golf Course Architecture, Jun 2017). Rogers also added classic template greens, including a Biarritz-style green of about 60 yards on the seventh hole and a scaled-down Redan on the second (Golf Course Architecture, Nov 2017).
The club currently describes the course as an 18-hole, par-72 layout with six sets of tees from 4,500 to 7,100 yards (Miromar Lakes Golf Club, Sep 2026). The members-only golf clubhouse has interiors by designer Juan Montoya and an expanded dining room facing the 18th hole (Miromar Lakes Golf Club, Sep 2026).
Golf membership is not automatic with every home. Bellavista, for example, is described as offering “optional membership” to the course (Naples Condo Boutique, Oct 2026). The club says golf membership is currently waitlisted, and it lists a $140,000 initiation fee for buyers of new-construction homes, who can bypass the waitlist (Miromar Lakes Golf Club, Sep 2026). If you are buying a resale and golf matters to you, ask the club in writing where you would land on the waitlist before you go under contract, and do not assume the seller’s membership transfers with the house.
The Miromar Lakes CDD: What Shows Up on Your Tax Bill
Besides the master association, any neighborhood or condo association and club costs, Miromar Lakes homes sit in the Miromar Lakes Community Development District. Lee County created the district on September 21, 2000, by Ordinance 2000-17 (Miromar Lakes CDD audit, FY2023). Its assessments are collected on the annual Lee County property tax bill, not billed by an association (Miromar Lakes CDD audit, FY2023).
For the fiscal year that ended September 30, 2023, the district’s operations and maintenance assessment was $620.14 per unit, and debt-service assessments ranged from $563.45 to $2,372.40 depending on the property (Miromar Lakes CDD audit, FY2023). At that date the district owed $14,480,000 on two bond issues: Series 2015 refunding bonds with principal running through May 1, 2035, and Series 2022 refunding bonds due by May 1, 2032 (Miromar Lakes CDD audit, FY2023). Under those schedules the debt-service part of the assessment is set to end by 2035 unless new debt is issued. Because the debt-service amount varies by property, check the specific tax bill for the home you are considering.
The same audit shows the district shares a lake with the neighboring Esplanade Lake Club CDD. Under a cost-sharing agreement that runs through September 30, 2027, Miromar Lakes pays 71.23% and Esplanade Lake Club pays 28.77% of shared lake work, starting with a fisheries restoration plan (Miromar Lakes CDD audit, FY2022 and FY2023). Buyers who want the details of who uses which water can ask the CDD office for the agreement.
If you are comparing carrying costs with nearby lake communities, WildBlue also uses CDD financing, but its bonds are newer and run much longer. Put the CDD line, association dues and any club dues into the SWFL mortgage calculator so your monthly figure reflects the full cost, not just principal and interest.
Boating and Fishing Logistics
The 700-acre lake is made up of Lake Como, about 250 acres, and Lake Maggiore, about 450 acres (Community Finder, accessed Oct 2026). The developer’s lake guide says residents launch from private or shared docks, and that the Marina on the Peninsula provides boating concierge help with fuel and gated boat storage (Miromar Lakes, Nov 2025). The Beach Clubhouse and the Blue Water Beach Grill both have docks where residents can tie up for a meal, and Positano owners have use of a private neighborhood boat dock (Miromar Lakes, Nov 2025). Fishing is allowed from boats, private docks and designated shoreline areas; the developer names largemouth bass and bluegill and encourages catch-and-release (Miromar Lakes, Nov 2025). The developer’s materials do not publish boat length or horsepower limits, so get the current marine rules from the association before buying a boat for the lake.
Who Built the Established Neighborhoods
Miromar Development set the plan, but many neighborhoods were built by outside builders. Bellavista was developed by Bateman Communities as coach homes with four residences per building, about 2,100 to 2,600 square feet (Naples Condo Boutique, Oct 2026). St. Moritz, on the western side of the community north of the golf club, is a Pulte Homes neighborhood of one- and two-story single-family homes of about 2,000 to 2,400 square feet (Naples Condo Boutique, Oct 2026). Other builders that have worked in the community include London Bay Homes, Fox Builders, Gulfshore Homes and Volterra (Community Finder, accessed Oct 2026). In the new Messina section, Lyons Housing, an AR Homes builder, is building custom one-story and two-story homes overlooking the second hole (AR Homes, Jun 2026).
When you compare prices, compare within the same neighborhood and builder. A recent St. Moritz example: 10009 St Moritz Dr, a 2,266-square-foot, three-bedroom home listed at $1,150,000, sold for $1,032,000, about $455 per square foot, on August 20, 2026 (Naples Condo Boutique, Oct 2026).
Practical Checks Before You Buy or Sell Here
Miromar Lakes sits beside Florida Gulf Coast University, and our FGCU overview covers what the campus brings to the area. Families should confirm school assignment by address with the Estero school finder, since listings here may show either Miromar Lakes or Fort Myers as the city. Sellers should have the home’s CDD assessment line from the tax bill and the golf club’s current membership policy for resale buyers ready before listing, since buyers here will weigh both. Owners who want MLS exposure while keeping more control of the process can review our Estero flat fee listing option.
