This page is for owners on Estero Island who want their Fort Myers Beach home, condo or lot in front of every buyer on the MLS without paying a percentage of the sale price to list it. That includes people who rebuilt after Hurricane Ian, people who never did, and families holding a vacant lot where a cottage used to stand.

A flat fee listing with The DiBe Group, brokered by eXp Realty, means one flat listing fee instead of a percentage. Nothing is due upfront; the listing fee is paid at closing. You still get a licensed Florida broker, Sal DiBenedetto, pricing the property, writing the listing and handling offers through to the closing table.

Fort Myers Beach Real Estate Market Update

The island is a buyer’s market right now. Homes take months, not weeks, to sell, and the gap between asking price and sold price is wide. Data providers measure the market a little differently (some use the 33931 ZIP, which reaches off the island), so the table shows each figure with its source. What they agree on: supply is high, prices are flat to down, and buyers have time to negotiate.

For comparison, Momentum reports Lee County homes selling at 93.2% of asking with a 59-day median (Momentum, Oct 2026). Fort Myers Beach sellers should expect a longer, more negotiated sale than someone selling in Fort Myers or Cape Coral.

What a Flat Fee Means for a Fort Myers Beach Seller

Property typeExample price3% commission6% commission
Ground-level pre-Ian cottage on a canal (likely sold for land value)$450,000$13,500$27,000
Island home at the market median$475,000$14,250$28,500
Gulf-view condo on south Estero Boulevard$575,000$17,250$34,500
Gulf-side vacant lot on Estero Boulevard$1,000,000$30,000$60,000
Elevated post-Ian rebuild on a canal$1,200,000$36,000$72,000

Prices here are examples, not appraisals. Island values run high per square foot, so a percentage fee takes a big bite, and many owners here already spent heavily on storm repairs, demolition or a rebuild. Paying one flat listing fee at closing leaves more of the sale price with you. How buyer-agent compensation is handled is a separate decision you make and negotiate; Sal will walk you through the options.

Fort Myers Beach Seller Issues Buyers Will Ask About

The 50% rule and permit history

The Town of Fort Myers Beach applies the FEMA substantial improvement rule: when repairs or improvements equal 50% of the structure’s value, a building in the flood zone must be brought up to current flood rules, which usually means elevating or rebuilding. The Town counts all permits pulled in the past five years toward that total (Town of Fort Myers Beach, 2026). Older homes built before 1984 or to outdated flood maps are the ones most often caught by it.

Buyers of a ground-level home will ask how much of that 50% is already used up. Pull your permit history before you list. If the Ian repairs used most of the cap, price the home as what it is to a buyer: a property they may have to elevate or replace.

Elevation and new construction

Rebuilt homes must sit at least one foot above base flood elevation, and builders on the island are putting up homes on pilings, some in solid concrete, plus modular homes (Fort Myers Beach Observer, Feb 2026). An elevated, code-compliant home is a different product from a slab-on-grade cottage next door, with different insurance and buyer interest. Have your elevation certificate, certificate of occupancy and builder warranties ready.

Vacant lots

Many families sold or still hold the lot after Ian took the house. Demand for buildable lots is rising, and two Gulf-side lots in the 700 block of Estero Boulevard were listed at $999,000 and $1,075,000 (Fort Myers Beach Observer, Feb 2026). Buyers will check whether a lot is buildable. Owners of some smaller lots have reported that a 2021 code change classified them as nonconforming (Fox 4). Confirm zoning, lot dimensions and setbacks with the Town before you set a price.

Vacation rental registration

Many island buyers want rental income. Short-term rentals in the Town must register through the Town’s portal, with a Florida DBPR license and a Fort Myers Beach Fire Control District fire safety inspection. The standard 2027 registration fee is $400, and renewals run November 15 to December 15, 2026 (Town of Fort Myers Beach, 2026). Zoning decides whether a property can rent weekly or only monthly. The Town identified about 500 unregistered rentals (WGCU, Dec 2025) and mailed warning letters in May 2026 (Fort Myers Beach Observer, May 2026). A current registration and a rental history make a property easier to sell.

Condo inspections and flood insurance

Under Florida law, condo buildings with three or more habitable stories need a milestone inspection at 30 years and every 10 years after, plus a structural integrity reserve study (Withum, 2025). Buyers and lenders will ask for both, along with any special assessments for post-Ian repairs. On flood insurance, the Town regained a Class 5 rating in FEMA’s Community Rating System, which brings a 25% discount on NFIP premiums starting April 1, 2026 (Fox 4, 2026). Offer buyers your current flood policy declarations; NFIP policies can often be transferred to a buyer.

Who Is Buying in Fort Myers Beach

Local Realtors report buyers coming from Florida’s east coast (Fort Lauderdale, Miami Beach, Boca Raton) and more often from New York and New Jersey, many wanting a home they can use part of the year and rent out the rest (Fort Myers Beach Observer, Feb 2026). Builders and families buying lots to build new are also part of the market.

Cash is common for older ground-level homes, since insurance and the 50% rule make them hard to finance. Elevated rebuilds draw second-home buyers, and condo buyers often compare insurance, assessments and rental rules before price. Your listing should answer those questions up front.

Pricing Strategy for Fort Myers Beach Homes

Island comps are tricky. A ground-level 1970s cottage and an elevated 2025 rebuild on the same canal can be worth very different amounts, so Sal prices from sales of the same type of property: elevated against elevated, ground-level against ground-level and land, condos by building. With homes selling well under asking on average (Momentum, Oct 2026), an aggressive list price mostly adds days on market.

Price close to where the recent sales are, show your permits and elevation paperwork, and plan to negotiate. If the house is likely a teardown, list it with the lot data a builder needs, and price it as land.

Best Time to Sell in Fort Myers Beach

Most buyers come during season, January through April, when snowbirds and vacation renters are on the island and can tour in person. Listing in November or December gives you photos and paperwork done before they arrive. Summer and hurricane season (June through November) are slower, and buyers then focus hard on elevation and insurance. Rental owners may want to time a sale around booked reservations and the Town’s November 15 to December 15 registration renewal. Read more about the county market on our Lee County flat fee listing page, or see Sanibel if you own on both islands.

Fort Myers Beach Flat Fee Listing FAQ

Does the 50% rule affect selling my Fort Myers Beach home?

It can. The Town counts permits from the past five years toward the 50% threshold, and buyers of ground-level homes will want to know how much room is left before they would have to elevate. Pulling your permit history before you list helps you price the home accurately.

Can I sell a vacant lot on Fort Myers Beach with a flat fee listing?

Yes. Lots go on SWFLA MLS like any other listing. Have a current survey and confirm zoning and buildability with the Town, since buyers and builders will check lot size and setbacks.

Do I need my short-term rental registration to sell?

You don’t need it to sell, but buyers who want rental income will ask about it. A current Town registration, DBPR license, fire inspection and rental records make the property easier to market. Zoning decides whether weekly rentals are allowed.

Who pays for owner’s title insurance in Fort Myers Beach?

Lee County is a seller-pay county by custom, so the seller usually pays for the owner’s title policy. It can be negotiated in the contract.

What condo documents will Fort Myers Beach buyers ask for?

Expect requests for the milestone inspection report (for buildings three or more habitable stories and 30 years or older), the structural integrity reserve study, budget, insurance and any post-Ian special assessments. Requesting these from your association early prevents delays.
