Quick answer: A flat fee listing in DeSoto County puts your Arcadia home, rural acreage or manufactured home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You get MLS syndication to Zillow, Realtor.com and Redfin, professional photos, pricing help and contract support from a licensed Florida broker.

DeSoto County is the rural heart of the Peace River valley, sitting inland between Sarasota, Charlotte, Hardee and Highlands counties. It has about 36,000 residents according to University of Florida BEBR estimates for April 2025, and only one incorporated city, Arcadia, with about 8,000 people. Most of the county is cattle pasture, citrus groves, ranchland and homes on acreage. That makes selling here different from selling on the coast. Fewer homes trade each month, buyers come from a wider area, and many properties have wells, septic systems, outbuildings, agricultural classifications or manufactured homes that need to be described accurately to attract the right buyer.

I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list DeSoto County homes and land on Stellar MLS, where agents from Sarasota, Charlotte, Manatee and Tampa Bay search for properties. A flat fee MLS DeSoto County listing gives your property that reach while keeping more of your equity. What is the DeSoto County housing market like in 2026?

DeSoto is one of the more affordable housing markets in southwest Florida. According to Redfin, the county’s median sale price was about $244,000 for the three months ending August 2026, down about 7.5% from a year earlier. The median price per square foot was about $171. In the city of Arcadia, the median sale price was about $230,000 over the same period, down roughly 2% year over year.

The market is small and slower than the coast. Redfin counted only about 23 county sales in August 2026, and the median home spent around 100 days on the market, up from about 45 days the year before. Sellers received about 94.5% of their list price on average. In practice, that means patient, realistic pricing wins in DeSoto. With so few sales each month, a single overpriced listing can sit for a season, while a home priced in line with recent Stellar MLS sales and marketed beyond the county line can still draw solid offers.

DeSoto County’s small sales volume makes month-to-month figures noisy. A handful of acreage or ranch sales can move the median noticeably. Use these numbers as a general guide and rely on a property-specific comparative market analysis for pricing.

Who is buying in DeSoto? Many buyers are people priced out of Sarasota, Charlotte and Manatee counties who want more land and a lower price. The state’s area profile shows that about 43% of DeSoto workers commute outside the county, so plenty of buyers will be working in Port Charlotte, North Port, Sarasota or Venice and driving home to Arcadia. Others are ranchers, growers, hunters, horse owners and retirees looking for quiet country living. How much does a flat fee save on a typical DeSoto County sale?

At a median sale price of about $244,000, a traditional 6% total commission comes to about $14,650, and a 3% listing-side commission is roughly $7,300. On a ten-acre property with a home and barn selling for $550,000, 3% is $16,500. With a flat fee listing in DeSoto County, the listing side is one flat listing fee, no matter the price. On land and acreage deals, where values can be high but the marketing work is similar, the difference adds up quickly.

Buyer agent compensation is separate and negotiable since the 2024 NAR settlement. You can offer something, respond to a buyer’s request in an offer, or offer nothing. Because many DeSoto buyers come from neighboring counties with an agent, I help you think through whether a concession makes sense. DeSoto County property types and how to list them

Homes in Arcadia

Arcadia has a historic downtown with antique shops and older wood-frame homes, plus block homes from the mid-20th century and newer subdivisions on the edges of town. Buyers include local families, first-time buyers using FHA or USDA financing, and investors. Older homes often need a four-point inspection for insurance, so knowing the age of your roof, electrical panel, plumbing and water heater before listing saves time.

Rural acreage, ranches and horse properties

Much of DeSoto is acreage: homes on five, ten or forty acres, working cattle ranches, and horse properties with pasture, fencing and barns. These buyers want a survey, legal access, clear details on wells and septic, and information on any outbuildings and how they were permitted. Aerial photos and boundary overlays matter a lot more here than in a subdivision listing.

Citrus groves and agricultural land

DeSoto has long been one of Florida’s leading citrus counties, but the industry has shrunk sharply. USDA’s Commercial Citrus Inventory showed DeSoto with about 32,900 citrus acres in 2025 after losing nearly 19,000 acres in a single year, and about 26,500 acres in the August 2026 preliminary report, still third in the state behind Polk and Highlands. Citrus greening (HLB) and storm damage have pushed many growers to sell or convert land to cattle, row crops or other uses. If you are selling grove land, buyers will ask about tree age and condition, irrigation and water use permits, and how the land is classified for property tax purposes.

Manufactured and mobile homes

Manufactured homes on owned land are common throughout rural DeSoto and around Arcadia. How the home is titled matters. If it has been retired to real property with the land, it can usually be financed like a site-built home. If it still carries a vehicle title, financing options narrow. I confirm the title status and the year and HUD tags before listing so buyers and lenders get accurate information.

Peace River and riverfront properties

Homes and land along the Peace River and its tributaries, such as Joshua Creek and Horse Creek, are popular with buyers who want kayaking, fishing and fossil hunting close to home. They also carry the most flood risk in the county, so river properties need an especially careful flood history and elevation write-up.

DeSoto County seller issues: Peace River flooding, wells, septic and ag classification

The biggest issue unique to DeSoto County is river flooding. During Hurricane Ian in 2022, the Peace River at Arcadia crested at about 25.4 feet, beating a record of about 25 feet set in 1912, according to reports compiled by the Charlotte Harbor water atlas. Roads and bridges turned into waterways, and homes and businesses along the river were destroyed. Two years later, Hurricane Milton brought wind gusts of up to 73 mph near Arcadia and rainfall of 3 to almost 7 inches across the county, per the National Weather Service. Buyers know this history, so how you handle it matters.

Selling by owner in DeSoto is common, and a sign on a county road does bring local calls. But with most buyers coming from outside the county, a property that is not on Stellar MLS misses the buyers most likely to pay full value. Compare the options in flat fee MLS vs. FSBO in Florida.

If you have homestead on your DeSoto home and are buying another Florida home, ask the Property Appraiser about portability. You may be able to transfer up to $500,000 of your Save Our Homes benefit to your new homestead if you apply within the required time.

When is the best time to sell in DeSoto County?

DeSoto sees fewer seasonal residents than the coast, but late winter and spring are still the most active months. Buyers from northern states visit in winter, and families want to move before the school year. Spring is also dry season, which shows off pasture and access roads at their best and lets buyers see that low areas are not under water. Summer brings heavy afternoon rain and the start of hurricane season, and river properties can look very different after a wet stretch. For acreage and riverfront property, listing from January through May is usually the best fit. Arcadia’s famous rodeo in March also brings visitors to town, which does not hurt.

DeSoto County Flat Fee Listing FAQ

How does a flat fee listing work in DeSoto County?

A licensed broker lists your property on Stellar MLS for one flat listing fee instead of a percentage commission. Your listing syndicates to Zillow, Realtor.com and Redfin, and you get photos, pricing help and contract support. Nothing is due upfront. The flat fee is paid at closing from your proceeds.

Which MLS covers Arcadia and DeSoto County?

DeSoto County properties are listed on Stellar MLS, which is used by agents throughout west and central Florida, including Sarasota, Charlotte, Manatee and Tampa Bay. That matters because many DeSoto buyers live or work in those neighboring counties and search MLS-fed websites.

Can I sell rural acreage or a ranch with a flat fee listing?

Yes. Acreage, ranches, horse properties and grove land are a good fit for a flat fee because values can be high while the marketing work is similar. Have a survey, access information, well and septic records and ag classification details ready, and use aerial photos to show the land.

Can I sell a manufactured home in DeSoto County with a flat fee?

Yes, if the home is on land you own. The key detail is whether the manufactured home has been titled as real property with the land, which affects financing. I confirm title status, year and HUD information before listing so buyers and lenders have accurate details.

Do I have to disclose that my home flooded during Hurricane Ian?

Yes. Florida requires sellers to disclose known flood damage and flood insurance claims, and known material defects. Be specific about what happened, what was repaired and whether permits were pulled. Honest, documented disclosure builds buyer confidence and protects you after closing.

What happens to my agricultural classification when I sell?

Agricultural classification stays with bona fide agricultural use, not with the owner. If the buyer keeps the land in qualifying use, they can apply to keep it with the DeSoto County Property Appraiser. If use changes, the classification can be removed and taxes can rise. Explain this clearly to buyers.

How long does it take to sell a home in DeSoto County?

It varies a lot. Redfin reported a median of about 100 days on market countywide in August 2026, while Arcadia homes sold in a median of about 59 days. Acreage and riverfront properties can take longer. Accurate pricing and strong photos are the best ways to shorten the timeline.

Do I have to pay a buyer’s agent in DeSoto County?

No, it is not required. Since the 2024 NAR settlement, buyer agent compensation is negotiated and not shown on the MLS. You can offer it, respond to requests in offers, or decline. Because many DeSoto buyers come from neighboring counties with agents, I help you weigh the tradeoffs.
