Naples vs. Bonita Springs vs. Estero vs. Fort Myers: Which Is the Best Place to Live?
A side-by-side comparison of home prices, taxes, schools, beaches, healthcare, airport access and lifestyle in four of Southwest Florida’s most popular places to live, updated for 2026.
Naples, Bonita Springs, Estero and Fort Myers sit along the same stretch of Southwest Florida’s Gulf Coast, and from a map they can look almost interchangeable. In reality, each has its own personality, price range, tax rate and lifestyle. Choosing the right one can save you hundreds of thousands of dollars and make a big difference in how much you enjoy living here.
This guide compares the four places side by side using current data on population, home prices, property tax rates, schools, beaches, healthcare and commute times. It also explains who tends to be happiest in each place. Our team works across Lee and Collier counties every day, so the goal here is to give you an honest, practical comparison, not a sales pitch for any one area.

Naples: Coastal Luxury and a Classic Downtown
The City of Naples is small, with about 20,000 residents, but it carries the most famous name in the region. Old Naples, Port Royal and Park Shore offer walkable streets, beachfront living and some of the most expensive real estate in Florida. Fifth Avenue South and Third Street South are lined with restaurants, galleries and boutiques, and the beaches are among the best in the country. Most people with a Naples address actually live outside the city in unincorporated Collier County, in areas like North Naples, Pelican Bay and Golden Gate Estates.
- Home prices: The city’s median sale price was about $1.2 million in mid-2026, down about 14% from a year earlier, with homes taking around 124 days to sell. Greater Naples has a wide range, with Collier County’s overall median well below the city’s.
- Taxes: City millage is low, and Collier County’s general millage of 3.0107 is lower than Lee County’s. Higher home values mean higher tax bills in dollar terms.
- Schools: Collier County Public Schools earned an A from the state for 2025-26.
- Healthcare: NCH operates NCH Baker Hospital downtown and NCH North Naples Hospital, and Physicians Regional has campuses in Collier County.
- New development: Naples Beach Club, a Four Seasons Resort, opened in Old Naples in late 2025.
- Trade-offs: Highest prices, a longer drive to RSW and heavy seasonal traffic.
Best for: Buyers who want walkable beach living, luxury real estate, upscale dining and a resort-town atmosphere. See our full Naples, Florida guide.
Bonita Springs: Beach Access at a Lower Price Than Naples
Bonita Springs sits between Naples and Estero and offers a little of both. It has its own Gulf beaches, a small downtown along Old 41 and the Imperial River, and a mix of established communities, high-rise condos and gated golf communities. Many buyers choose Bonita Springs for beach access at prices well below Naples.
- Home prices: The median sale price was about $544,640 in mid-2026, roughly flat from a year earlier, with about 90 days on market.
- Taxes: Bonita’s city millage of 0.8470 is low, though Lee County’s general millage is higher than Collier’s.
- Schools: Served by the School District of Lee County (B).
- Beaches: Bonita Beach, Little Hickory Island and nearby Barefoot Beach Preserve. Parking at Bonita Beach Park closed in September 2026 for post-Ian rebuilding, with walk-on access and shuttle options available.
- Healthcare: Outpatient and urgent care in town; full hospitals are in North Naples and Fort Myers.
- New development: Projects like Midtown at Bonita, a mixed-use center on Bonita Beach Road, and Saltleaf on Estero Bay are adding shopping, dining and housing.
- Trade-offs: Some coastal areas took heavy storm surge during Hurricane Ian, so flood zone and elevation matter.
Best for: Buyers who want to be close to the beach and Naples dining without Naples prices.
Estero: Gated Communities, Convenience and Value
Estero is the youngest of the four, incorporated as a village at the end of 2014. It is known for its gated and country club communities, Coconut Point and Miromar Outlets, Hertz Arena, nearby FGCU and convenient access to I-75 and the airport. Estero sits right in the middle of the region, which makes it easy to reach Naples, Fort Myers and the beaches.
- Home prices: The median sale price was about $484,757 in mid-2026, up about 1% from a year earlier, with homes selling in about 78 days, the fastest of the four.
- Taxes: Estero’s village millage of 0.73 is the lowest of the four. Lee County general, school and district taxes make up most of the bill, and some newer communities have CDD assessments.
- Schools: School District of Lee County (B), which posted its highest point total in a decade for 2025-26.
- Healthcare: Lee Health Coconut Point offers outpatient care and a freestanding emergency department. Lee Health has pursued approval for a full hospital in south Lee County.
- Airport: About 15 to 20 minutes to RSW, the shortest drive of the four.
- New development: A large mixed-use project with apartments, a hotel, retail and offices is underway across from Coconut Point, with the first units expected in 2027.
- Trade-offs: Beaches are a 15 to 25 minute drive, and there is no traditional historic downtown.
Best for: Buyers who want amenity-rich gated communities, value, a central location and easy airport access. Learn more in our Estero, Florida guide.
Fort Myers: Growth, Affordability and a Riverfront Downtown
Fort Myers is the largest of the four and one of the fastest-growing cities in Florida, with population up about 17.5% between 2020 and 2025, to roughly 101,500. It is the county seat of Lee County and home to the historic River District along the Caloosahatchee River, the Edison & Ford Winter Estates and spring training for the Red Sox and Twins. The broader Cape Coral-Fort Myers metro area grew from about 761,000 in 2020 to about 876,000 in 2025.
- Home prices: The city’s median sale price was about $324,785 in mid-2026, down about 2.8% from a year earlier, with about 84 days on market. That makes it the most affordable of the four.
- Taxes: The city’s millage rate is much higher than the others, 6.5 mills for FY2025-26, and the city proposed a higher maximum rate for FY2026-27. Many homes with a Fort Myers address are actually in unincorporated Lee County and do not pay city millage.
- Schools: School District of Lee County (B).
- Healthcare: Home to Lee Health’s major hospitals, including Lee Memorial Hospital, HealthPark Medical Center with Golisano Children’s Hospital, and Gulf Coast Medical Center.
- Downtown: The River District offers restaurants, bars, art walks and riverfront parks, with additional development proposed.
- Trade-offs: Higher city taxes, and the beaches are 30 to 40 minutes away. Fort Myers Beach is a separate town still rebuilding after Ian.
Best for: First-time buyers, families on a budget, investors and anyone who wants a more urban setting with access to major hospitals.
Property Taxes: How the Numbers Compare
Property taxes in Florida are made up of several layers: county, school district, city or village, and special districts such as fire, water management and, in some communities, CDDs. The city or village layer is where these four places differ most.
| Place | City/Village Millage | County General Millage | What It Means |
|---|---|---|---|
| Naples (city) | About 1.2 | Collier 3.0107 | Low city rate, lower county rate, but high home values |
| Bonita Springs | 0.8470 | Lee 3.7623 | Low city rate |
| Estero | 0.7300 | Lee 3.7623 | Lowest city/village rate of the four |
| Fort Myers (city) | 6.5000 | Lee 3.7623 | Much higher city rate; city services included |
One mill equals $1 of tax per $1,000 of taxable value. On a home with $400,000 of taxable value, the difference between Estero’s 0.73 mills and Fort Myers’ 6.5 mills is roughly $2,300 a year in the city portion alone. Remember that Florida’s homestead exemption and Save Our Homes cap reduce the taxable value of primary residences, and that school, fire and special district taxes also apply. Always look up the actual tax history of a home on the county property appraiser’s website.
Schools
Naples is served by Collier County Public Schools, which earned an A from the Florida Department of Education for 2025-26. Bonita Springs, Estero and Fort Myers are served by the School District of Lee County, which earned a B, posted its highest point total in a decade and had no D or F schools. Lee County uses a school choice system for many students, while Collier assigns schools primarily by address. Families should confirm school assignments for any specific home they are considering, and look at individual school grades as well as district grades.
Beaches and the Water
| Place | Closest Beaches | Approximate Drive |
|---|---|---|
| Naples | Naples Municipal Beach, Lowdermilk Park, Vanderbilt Beach, Clam Pass, Delnor-Wiggins | Minutes from many city neighborhoods |
| Bonita Springs | Bonita Beach, Little Hickory Island, Barefoot Beach Preserve | 5–15 minutes |
| Estero | Lovers Key, Bonita Beach, Fort Myers Beach | 15–25 minutes |
| Fort Myers | Fort Myers Beach, Sanibel | 30–40 minutes from downtown |
Boaters have great options everywhere. Naples has Naples Bay and Gordon Pass, Bonita Springs and Estero have Estero Bay, and Fort Myers sits on the Caloosahatchee River with access to the Gulf and Pine Island Sound. Neighboring Cape Coral is famous for its canals.
Healthcare
Fort Myers has the largest concentration of hospitals, with Lee Health’s Lee Memorial Hospital, HealthPark Medical Center, Golisano Children’s Hospital and Gulf Coast Medical Center. Naples is served by NCH and Physicians Regional. Estero has Lee Health Coconut Point, with outpatient services and a freestanding emergency department, and Bonita Springs has outpatient and urgent care centers. For most residents of all four areas, a full-service hospital is within about 20 to 30 minutes.
Airport Access
Southwest Florida International Airport (RSW) in Fort Myers handled a record of more than 11.1 million passengers in 2025. Estero is closest, at about 15 to 20 minutes, followed by Fort Myers at about 20 minutes from downtown, Bonita Springs at about 25 minutes and the City of Naples at about 40 to 45 minutes. Naples Airport serves private and charter flights but does not have scheduled airline service.

Shopping and Dining
- Naples: Fifth Avenue South, Third Street South, Waterside Shops, Mercato and Coastland Center. The most upscale dining scene in the region.
- Bonita Springs: The Promenade at Bonita Bay, Old 41 downtown and a growing list of restaurants along Bonita Beach Road.
- Estero: Coconut Point and Miromar Outlets, plus restaurants along US-41 and Corkscrew Road.
- Fort Myers: The River District downtown, Bell Tower Shops, Gulf Coast Town Center and countless options along US-41 and Daniels Parkway.
Drive Times Between the Four
| From → To | Approximate Drive |
|---|---|
| Estero → Bonita Springs | 10–15 minutes |
| Estero → Fort Myers (downtown) | 25–30 minutes |
| Estero → North Naples | 20–25 minutes |
| Estero → Downtown Naples | 35–40 minutes |
| Bonita Springs → Downtown Naples | 25–30 minutes |
| Fort Myers → Downtown Naples | 45–55 minutes |
Because the four places are so close together, many people live in one and regularly enjoy the others. Estero’s central location is a big reason it appeals to people who want easy access to everything. Drive times grow during the January through April season.
Best Fit by Life Stage
- Retirees: Often choose Estero or Bonita Springs gated and golf communities for amenities and social life, or Naples for luxury and walkability.
- Families: Often look at newer communities in Estero along Corkscrew Road, North Naples for Collier schools, or Fort Myers for affordability.
- Remote workers and frequent travelers: Estero and Fort Myers offer the quickest trips to RSW.
- Investors: Fort Myers and nearby Cape Coral offer lower entry prices; check rental rules carefully in HOA communities.
- Seasonal residents: Villas and condos in Estero, Bonita Springs and Naples make lock-and-leave living easy.
Hurricanes and Flood Risk
All four places face hurricane risk. Hurricane Ian in 2022 brought major storm surge to coastal areas, including Old Naples, Bonita Beach, parts of Estero along Estero Bay and the Estero River, Fort Myers’ riverfront and especially Fort Myers Beach. In general, homes east of US-41 and farther inland, at higher elevations and built to newer codes have fared better. Before buying anywhere, check the flood zone, elevation certificate, roof age and window protection, and get insurance quotes early. Our hurricane center has more detail.
Growth and New Development
- Naples: Luxury redevelopment, including the Four Seasons-operated Naples Beach Club in Old Naples.
- Bonita Springs: Midtown at Bonita on Bonita Beach Road and Saltleaf on Estero Bay are adding shopping, dining and residences.
- Estero: New communities continue along Corkscrew Road, and a major mixed-use project is underway across from Coconut Point.
- Fort Myers: Rapid population growth, new housing and proposals for additional riverfront development in the River District.
Do Not Forget Cape Coral and Nearby Areas
These four are not the only options. Cape Coral, just across the Caloosahatchee from Fort Myers, offers hundreds of miles of canals, many with Gulf access, and generally lower prices than Naples or Bonita Springs. North Naples and the Immokalee Road corridor combine Collier County schools with quick access to Estero. San Carlos Park and Three Oaks offer established, often non-HOA neighborhoods between Estero and Fort Myers. Farther north, Punta Gorda offers a small-town waterfront lifestyle; see our Punta Gorda overview. If you are open to a slightly wider search, you may find a better fit for your budget and lifestyle just outside the four headline cities.
How to Choose
- Set your budget and remember to include HOA dues, insurance and property taxes, not just the price.
- Decide how close you need to be to the beach. Daily beach-goers often lean toward Naples or Bonita Springs.
- Think about travel. Frequent flyers often prefer Estero or Fort Myers.
- Check schools if you have children, and verify assignments for each home.
- Visit in season and off season. Traffic and crowds change a lot.
- Compare specific communities, not just cities. Two neighborhoods in the same city can feel completely different.
