Riverwoods Plantation Homes for Sale in Estero, FL
Riverwoods Plantation is about a mile west of US-41 and north of Broadway West in Estero, with its main address on Robert E. Lee Boulevard. It is a 55+ community where residents own their homes and the land under them, and the community is run by its residents through the association. That is a key difference from land-lease parks, where buyers own the home but pay monthly lot rent.
Riverwoods has a strong reputation for community life. It has been recognized by the Community Associations Institute and was inducted into the National Community Association Hall of Fame in 2000.
Homes at Riverwoods Plantation
Homes are manufactured homes, mostly with 1 or 2 bedrooms and many in multi-section (double-wide) footprints. Homes range in age from the late 1980s to more recent models, so condition and updates vary widely. Recent listings have generally ranged from about $90,000 to the high $100,000s as of fall 2026, with a 12-month median sale of $118,000, making Riverwoods one of the most affordable ways to own in Estero.

Fees and Rules
Riverwoods charges a monthly association fee (recently reported at a few hundred dollars per month) instead of lot rent. Because it is a 55+ community, at least one resident in each home must meet the age requirement under the community’s rules, and buyers typically go through an approval process. Review the current fee, what it covers, pet and rental rules, and the approval process before you write an offer.
Buying a Manufactured Home in Riverwoods: What to Check
- Year the home was built and whether it meets current wind-zone standards
- Roof, tie-downs and any hurricane damage repairs
- Insurance quotes, which vary a lot for manufactured homes
- Financing options, since some lenders treat manufactured homes differently
- Association approval timeline and age verification
How Riverwoods Plantation Is Owned and Run
Riverwoods Plantation is legally a condominium. The governing body is Riverwoods Plantation RV Resort Condominium Association, Inc., a Florida nonprofit incorporated on December 21, 1982, with its office at 4600 Robert E. Lee Blvd (Florida corporate records via BisProfiles, Oct 2026). Because of that condominium structure, MLS listings classify these manufactured homes with the property class “Condo” (Southwest Florida MLS, Oct 2026). The legal name still includes “RV Resort.” Most of the 640 units now hold manufactured homes, while some owners keep a recreational vehicle on their lot (Vinteum community profile, Oct 2019). Listings for 2026 show lots of roughly 0.04 to 0.07 acres (Southwest Florida MLS, Oct 2026).
A board of directors sets policy and hires on-site management. The association office lists a general manager who holds a Florida community association manager license, plus a separate activities office and a welcome center front desk (Riverwoods Plantation, Oct 2026). The streets inside, including Robert E. Lee Blvd, Washington Way, Liberty Lane, Split Log Lane, Candlestick Court, Sawmill Drive, Mayflower Way and Jefferson Davis Blvd, are not maintained by the county or the Village and function as private roads (Village of Estero Roads Master Listing, Nov 2016).
Awards and Recognition
The community has a long record with the Community Associations Institute. Beyond the 2000 Hall of Fame induction mentioned above, Riverwoods won first place in CAI’s large communities category in 1998 and again in 2011, and CAI named it Humanitarian Community of the Year in 2010 for its service to the wider area (Lee Corp; Vinteum, 2019). Residents receive news through email, text, a community TV channel, bulletin boards and a printed monthly newsletter (Vinteum, 2019).
What the Quarterly Fee Covers in 2026
Instead of lot rent, owners pay the association. In 2026 listings the fee is $890 per quarter, or $3,560 a year, on most units, with some listings showing $860 per quarter ($3,440 a year) (Southwest Florida MLS, Oct 2026). That works out to about $287 to $297 a month. One 2026 listing states the fee covers sewer, water, trash, cable TV, road maintenance, grounds maintenance and street lights (Bex Realty, Oct 2026). A public-records review of one unit found no CDD on record (Move With Momentum, Oct 2026). One 2026 listing notes an assessment as “paid,” so ask the office whether any assessment is open on the unit you are buying.
Boat and RV storage is not included in the base fee. Storage is rented separately through the office (Riverwoods Plantation welcome information, Aug 2019), and one 2026 owner’s ad put a renter’s yearly boat dock fee at “a few hundred dollars” (RVPark.com listing, Oct 2026). Run the numbers with your insurance quote in our SWFL mortgage calculator.
The River Park and Boat Yard
The riverfront facility covers about five acres on the Estero River with storage for about 200 boats and canoes, and the front of the community has about 18 acres with bike paths, sports courts and a pavilion (Camping-USA directory, accessed Oct 2026). The riverfront has a pavilion and boat dock (Riverwoods Plantation, Oct 2026), and 2026 listings describe a new boat ramp, a kayak and canoe launch, a fish cleaning station and water at the dock, with a route down the Estero River to Estero Bay and the Gulf (Southwest Florida MLS, Oct 2026). Vehicle washing is done at the boat yard, not on home lots (Riverwoods Plantation welcome information, Aug 2019).
Community Rules Buyers Should Know
The association’s posted welcome information sets out rules that shape daily life (Riverwoods Plantation welcome information, Aug 2019). Confirm the current versions with the office, since boards can amend them.
- Age: Any stay longer than two weeks requires a person 55 or older to be present. Children under 18 are limited to 30 days in any 12-month period.
- Occupancy: No more than four occupants per unit, except temporary guests staying up to two weeks in any 30-day period. All guests register with the office.
- Pets: Pets are allowed only on outside-perimeter lots on Jefferson Davis, Cumberland Court, Washington Way and Carriage Court, with a limit of two pets per lot. The fenced off-leash area is called “Puppy Plantation.”
- Vehicles: One vehicle parks on each unit’s concrete driveway and must fit pulled straight in. Owner vehicles carry Riverwoods stickers. The speed limit is 15 mph.
- Boats and trailers: Watercraft and trailers may not be stored on home lots; use the rented storage instead.
- Quiet hours: 10:00 p.m. to 7:30 a.m.
The pet rule explains why some 2026 listings say “Pets: No” while others are marketed as pet-friendly. It depends on the lot (Southwest Florida MLS, Oct 2026). If you have a dog, filter for perimeter lots first.
Renting a Home or Lot in Riverwoods
Owners do lease units here, but every tenant goes through the association. A 2026 owner’s ad for a pet-row RV lot on Washington Way East states that tenants must pass a background check, complete a rental application and be approved by the association, that one occupant must be 55 or older, and that off-season rentals run a minimum of one month (RVPark.com, Oct 2026). A 1985 one-bedroom on Split Log Lane West was marketed in 2026 as a past rental with estimated income of $1,050 a month (Move With Momentum, Oct 2026). Public-records estimates put owner occupancy at about 24 percent (Move With Momentum, Oct 2026). If you plan to rent yours out between seasons, our long-term rental management team can handle tenant screening alongside the association’s approval process.
Riverwoods Plantation Market Snapshot
Over the 12 months to October 2026, 27 homes sold in Riverwoods Plantation at a median price of $118,000 and a median of $142 per square foot, closing at about 83 percent of original asking price, with 19 listings active (Move With Momentum, Oct 2026). A one-bedroom, 1992 home at 4520 Washington Way E closed at $120,000 on September 30, 2026, after listing at $140,000 (Southwest Florida MLS, Oct 2026).
Active listings in October 2026 included a 420 sq ft 1985 home on Split Log Lane West at $89,000, a 408 sq ft 1991 home on Candlestick Court East at $112,000, an 850 sq ft two-bedroom 1987 home on Pilgrims Way West at $115,000, a 1990 one-bedroom on Liberty Lane West at $118,000, and an 852 sq ft 1985 home on Washington Way West at $135,000 (Southwest Florida MLS, Oct 2026). A lake-view lot on Ponce De Leon Drive listed at $105,000 was marketed as having room for a home of about 24 by 41 feet (Southwest Florida MLS, Oct 2026). Sellers should note the gap between asking and sale prices; our Estero home value tool and closed sales of similar size and lot type are better guides than active list prices.
Build Years, Wind Zones and Roofs
Every 2026 Riverwoods listing we reviewed was built between 1980 and 1992 (Southwest Florida MLS, Oct 2026). That matters because HUD’s stronger wind standards for manufactured homes took effect July 13, 1994, and Lee County is in Wind Zone III, the highest category, designed for 110 mph winds (Federal Register, Jan 1994). Homes built before that date were not built to the current zone standard, which can affect insurance and financing. Roof types vary widely here: listings show a 2014 metal roof, a 2013 shingle roof, a 2006 rolled hot-mop roof and newer shingle roofs (Southwest Florida MLS, Oct 2026). Ask for the roof date and permit, and for records of tie-downs and skirting work. Our guide to manufactured homes for sale in SWFL covers financing differences.
Flood Zone and Hurricane Ian
A public-data review of 4710 Split Log Lane West places that parcel in FEMA flood zone AE, a special flood hazard area where lenders generally require flood insurance, at a ground elevation of about 10 feet (Move With Momentum, using FEMA and USGS data, Oct 2026). Flood zones can differ lot to lot, so check the exact parcel. After Hurricane Ian in 2022, the Village of Estero named Riverwoods Plantation among the mobile home communities in its Ian relief appeal, noting that some residents of those communities “have lost everything” (Village of Estero, late 2022). The same list included Estero Bay Village, so buyers comparing the two river communities should ask the same storm questions in both. Ask the seller and the association what damage the unit took and what was repaired. Sellers can review disclosure duties in our Florida flood disclosure guide.
