Fountain Lakes in Depth: History, Home Types and What to Check
Fountain Lakes is one of Estero’s older gated golf communities, with roughly 850 to 900 residences built mostly from the late 1980s to the early 2000s. Published sources describe a mix of single-family homes, villas and condos spread across about 145 acres and 10 named neighborhoods. Here is a deeper look at the community’s background, its home types, commute times, schools, flood and insurance checks, and how Fountain Lakes compares with nearby options.
Background: How Fountain Lakes Came Together
Fountain Lakes was first planned together with neighboring Marsh Landing but now operates as its own separate community, according to a local neighborhood overview. Most homes were built between the late 1980s and the early 2000s. Lee County legal descriptions reference the Fountain Lakes subdivision plat in Plat Book 52, pages 94 to 100, as shown on a 2026 MLS listing.
The community grew in phases, so each neighborhood has its own look and, in some cases, its own sub-association. Listing data names these neighborhoods:
- Forest Ridge and Forest Ridge Shores at Fountain Lakes
- Seabreeze, Southshore and Sunrise at Fountain Lakes
- Sungate Villas, The Villas at Fountain Lakes and The Villas at Timber Lakes
- The Greens and The Manors at Fountain Lakes
Home Styles and Construction
Fountain Lakes homes fall into three groups, and the construction type matters for insurance and maintenance.
| Home type | Typical features (2026 listings) | Construction notes |
|---|---|---|
| Single-family homes | One-story, about 1,400 to 2,500 sq ft, 2 to 3 bedrooms, 2-car garage | Often concrete block and stucco with tile roofs |
| Villas / attached homes | One-story, about 1,200 sq ft, 2 bedrooms plus den, 1-car garage | Some are wood frame with siding and shingle roofs |
| Condos | Smaller units, the lowest entry prices in the community | Check building insurance and reserves |
Active listings in fall 2026 ranged from about $192,000 to $650,000. Two 2026 sales show the spread: a 1988 villa closed at $335,000 and a 1994 single-family home closed at $412,000.

Schools: How to Check Assignment
Lee County uses a zone-based school choice system, so check a home’s zone rather than assuming the closest school. Fountain Lakes listings in 2026 showed Elementary Zone Q, Middle Zone G and High South Zone 3. The School District of Lee County approved enrollment changes for 2026-27, including updated middle school proximity zones and no district busing for students who live less than two miles from school (Fort Myers Beach Talk, Nov. 2025).
Before you buy, confirm options with the district’s Student Enrollment office. Our guides to public schools and private schools in Estero list nearby choices.
Flood Zones and Insurance in Fountain Lakes
Flood risk in Fountain Lakes varies by lot, so check every address. Two 2026 listings stated their homes were in flood zone X, where flood insurance is not federally required, but that is not true of every home. Look up any property’s flood zone, base flood elevation and elevation certificate on the Village of Estero’s Forerunner flood portal.
Estero is a Class 6 community in FEMA’s Community Rating System, so NFIP flood policyholders get a 20% discount; FEMA confirmed the rating in November 2024 (Village of Estero). Florida sellers must give a written flood disclosure at or before signing a residential sales contract (s. 689.302, F.S.).
Insurance cost often depends more on the house than the zone. Older roofs, original windows and wood-frame villas can price differently than updated block homes. Get wind and flood quotes from a licensed insurance agent during your inspection period.

What to Know Before Buying in Fountain Lakes
- Know which neighborhood you are in. Some sections have their own association and fees on top of the master fee. Ask for every association’s budget and rules.
- Read what the fees include. A 2026 villa listing showed fees covering golf, water, sewer, grounds and structure maintenance, while a single-family listing showed a $400 quarterly fee covering management, recreation, roads, street lights and security.
- Match updates to permits. When a seller lists a new roof, re-plumb or panel upgrade, confirm it was permitted through the Village of Estero or Lee County. Unpermitted work can stall insurance and resale.
- Ask for a four-point inspection. Insurers often require one on homes this age, covering roof, electrical, plumbing and HVAC.
- Get a wind mitigation inspection. Impact windows, shutters and roof straps can lower premiums.
- Confirm rental and pet rules. Listings show pets as “conditional,” and rental rules differ by section.
- Review the flood disclosure. Ask about any past water intrusion or insurance claims.
