Corkscrew Estates is about as boutique as it gets in Estero just 59 estate homesites, built by Pulte Homes on the Corkscrew Road corridor east of Alico Road, roughly four miles from I-75. It sits directly across from Corkscrew Shores, and the two are sometimes confused since they share a general location, but Corkscrew Estates is its own private, gated enclave with a much smaller footprint and a quieter, more low-key feel.

What really sets this community apart is lot size. Every homesite is close to a full acre some just under, some right at it which is a rarity in newer Estero construction, where lots have gotten progressively tighter over the past decade. That extra land gives owners real flexibility: room for a pool and outdoor kitchen without feeling cramped, space for a private pickleball or sport court, a bigger garage setup for a boat or RV, or simply more distance between neighbors.

Pulte offers six floor plans here, both one- and two-story, ranging from around 2,850 up to more than 5,000 square feet, with three to six bedrooms and up to three-car garages. Homes come with the finishes you’d expect at this price point natural gas service, impact-resistant windows, coffered ceilings, quartz countertops, and zero-corner sliding glass doors that open the main living space onto an oversized screened lanai. Most homesites back up to either lake or preserve views, and some catch both.

Because it’s such a small community, Corkscrew Estates doesn’t have its own standalone clubhouse or resort-style amenity campus the way a lot of larger Estero neighborhoods do — the draw here is privacy, space, and quality construction rather than a long list of shared facilities. It also comes with two financial perks that are increasingly hard to find in new construction: low HOA fees and no CDD assessment, which can make a meaningful difference in monthly carrying costs compared to nearby master-planned communities.

Location-wise, residents get all the same conveniences as the rest of the Corkscrew corridor easy access to Coconut Point, FGCU, RSW airport, and the Gulf beaches, with Fort Myers and Naples both a reasonable drive away. For buyers who want new construction, real acreage, and a gated address without the size (or the amenity fees) of a big master-planned community, Corkscrew Estates fills a pretty specific niche in the Estero market.
