The Cascades at Estero is a 55+ active adult community built by Levitt & Sons between 2003 and 2007, on a 158-acre site that was originally known as Indigo Isles. It’s a smaller neighborhood by Southwest Florida standards 614 single-family homes total but it more than makes up for its size with the depth of its amenities. Homes range from roughly 1,500 to about 2,600 square feet, mostly two and three bedroom layouts with dens, so it tends to suit down sizers and retirees more than growing families.
Driving in, the entrance sets the tone cascading fountains and a series of lakes run along the main streetscape, which is where the community gets its name. The centerpiece is a 28,000-square-foot clubhouse that feels more like a private country club than a typical HOA rec center. Inside you’ll find a grand ballroom used for dances, parties, and theater productions, a full catering kitchen, a media room with computer stations and a library, two card rooms, a billiards room, and an arts and crafts room complete with kilns for pottery work.
Outside, residents have access to a combined indoor and outdoor heated pool, a separate spa, a fitness center with a sauna, and a full complement of courts tennis (with a pro shop and staff pro on-site), pickleball, and bocce. There’s also a full-time activities director on staff, which is part of why the community has a reputation for an unusually active social calendar: clubs, classes, tournaments, and events run pretty much year-round.
Cascades is gated and deed-restricted as an age-qualified community, though like most 55+ neighborhoods in Florida, it does allow a small percentage of residents under 55 to live there. HOA fees are notably reasonable for what’s included they typically cover landscaping, irrigation, cable, internet, and 24-hour gated security, in addition to funding the clubhouse and amenities.
The location is convenient without being right in the middle of traffic close to I-75, with easy access to Fort Myers, Bonita Springs, and Naples, plus a short drive to RSW airport and the Gulf beaches. There’s no golf course inside the community itself, but Cascades is surrounded by several courses nearby, so residents who want golf have plenty of options without paying for a bundled membership they may not use. Because the neighborhood has been fully built out for close to two decades now, nearly everything on the market is a resale, and many owners have already handled the bigger updates roofs, A/C systems, and hurricane protection — which is worth confirming home by home during a search..
